The service

How Our Scan to BIM Service Works

You send a point cloud the way you would send it to a modeling firm; the model comes back without anyone tracing it. Our home page follows one real scan to BIM job on a house, step by step.

  1. Send the scan

Upload the point cloud your scanner software exported, as E57, LAS, LAZ or PLY. One file holds the whole building, every floor of it.

  2. It is modeled automatically

Our AI finds each story and models it. Turnaround: usually within a few hours, at most 24 hours, and an email tells you when it’s done.

  3. Check it on your scan

Open the result in your browser and look at the model inside your own point cloud, wall by wall, before you take it.

  4. Download

Take the RVT, the IFC and the DXF plans and continue in Revit, ArchiCAD, AutoCAD or whatever you use.

Price

Point Cloud to BIM Services at a Fixed Price

Most firms quote each project from its floor area. Here the price is set before you upload, and it doesn’t grow with the building.

$29 per scan

One price for the whole scan, however many floors and square feet it covers.

No quote, no minimum

Nothing to request or negotiate, and no project minimum: one small apartment costs the same as a large hall.

Pay only on delivery

Your card is charged only when the model is delivered, and nothing if the AI can’t produce a reliable one.

Deliverables

What You Get Back: Revit, IFC and DXF

Three files of the same building, so it fits whichever program your team works in.

RVT
Revit projectYour building as a native Revit file, with no IFC import step; it needs Revit 2024 or later.
IFC
Open BIM modelThe full model in the open exchange format, for ArchiCAD, Blender, Revit or any program that reads IFC.
DXF
Floor plansA 2D drawing of each story that AutoCAD opens and can save as DWG.

Curious how a scan turns into a Revit model by hand and automatically? Our guide to point cloud to Revit shows both routes.

Scope

What's Included, and When to Hire a Scan to BIM Company

The model covers the architecture of the building. Some jobs need more than that, and then a firm is the right call.

Included in every model

  • Walls: straight, diagonal and curved, each measured on the scan
  • Doors and windows, set into their walls
  • Slabs, ceilings and roofs, wherever the scan shows them
  • Columns and stairs
  • Interiors, exteriors and entire buildings, all stories in one model

Not included

  • Building services: pipes, ducts and electrical
  • Furniture
  • Scanning: we don’t come to the site; you need a point cloud of the building

Hire a scan to BIM company when the job needs pipes, ducts or electrical modeled, or someone on site to scan the building. For the walls, openings, floors and roofs of an existing building, sending the scan here is quicker and costs far less.

FAQ

Scan to BIM Services FAQ

Is this a service, or software I use myself?

You use it like a service: you send the scan and receive the model, and you don’t draw anything. The modeling itself is done by our software, automatically. To compare the ways of modeling a scan yourself, see point cloud to BIM software.

What do I need to send?

One point cloud of the building as E57, LAS, LAZ or PLY, exported from your scanner software. Send it whole; there is no need to split it by floor. ReCap projects have to be exported to E57 first.

How soon do I get the model?

The model takes a few hours in most cases and never more than 24 hours. You get an email when it is done, and you can already look at your scan in the browser while you wait.

What does the service cost?

$29 per scan, whatever the size of the building and the number of stories. There is no quote, no project minimum and no subscription, and your card is charged only once the model is delivered.

What isn’t included?

Building services such as pipes, ducts and electrical are not modeled, and neither is furniture. We don’t scan buildings either: you need a point cloud, from your own scanner or from a scanning firm.

When is my card charged?

You choose the model when you upload and your card is saved then. It is charged only when the model is delivered; if our AI can’t produce a reliable model, nothing is charged. Once delivered, you look at the model inside your own point cloud, from any angle.

Which Revit version do I need?

Revit 2024 or later opens the RVT directly, its walls, floors, doors and windows sitting on their levels. With an older Revit or another BIM program, use the IFC of the same building.
